On a house you intend to keep, standing seam is generally the better long-run value. On a large industrial deck where the roof is invisible from the ground, exposed fastener often makes more economic sense — especially with a restoration coating scheduled down the line.

How much does a metal roof cost in Atlanta?
Standing seam typically runs two to three times the cost of an architectural shingle roof on the same house; exposed-fastener systems land considerably closer to shingle pricing. Panel gauge, finish, roof complexity and the number of penetrations drive the spread.
Is a metal roof loud when it rains?
Far less than people expect. The barn-roof reputation comes from metal installed directly over open purlins with nothing underneath. Over solid decking and underlayment, a residential metal roof is comparable to shingles.
Will a metal roof make my house hotter?
The opposite. Reflective metal finishes shed solar radiation that asphalt absorbs, which usually lowers attic temperature and cooling load. Dark, non-reflective metal narrows the advantage.
Do metal roofs attract lightning?
No. Metal does not attract lightning, and because it is non-combustible and conductive, a metal roof is arguably safer in a strike than a combustible one.
Can you put metal over my existing shingles?
Sometimes, with the right framing and furring. We usually do not recommend it for the same reasons we do not recommend shingle layovers — you lose the chance to inspect the decking, and problems get sealed in under a fifty-year roof.
