Be careful with storm-chaser crews who knock after every hail event, offer a free inspection, and discover catastrophic damage on every single roof in the neighborhood. Ask any inspector for photos of the specific defects they found on your roof. An honest one will have them ready.

Granule loss, cracking, curling, blistering, impact bruising, lifted or missing shingles, and the condition of ridge and hip caps.
Flashing & Penetrations
Chimneys, sidewalls, skylights, pipe boots and vents — where the large majority of residential leaks actually begin.
Valleys & Transitions
The highest-volume water paths on the roof, and where poor detailing shows up first.
Decking & Structure
Soft spots, sagging between rafters, and any sign the substrate is failing under the covering.
Attic Side
Where accessible: daylight, staining, wet insulation, mold and evidence of past leaks that were painted over rather than fixed.
Ventilation
Intake and exhaust balance. Poor ventilation is the quiet killer of Atlanta roofs and the most commonly voided warranty condition.
Gutters & Drainage
Where the water goes once it leaves the roof, and whether it is being dumped against your foundation.
Storm Damage Assessment
Whether what we are seeing reads as wind or hail damage — which is an insurance question — or as age and wear, which is not.

Yes, with no obligation and no pressure. You get the photo report to keep, use for other bids, or file away. We are not going to invoice you for looking at your roof.
How long does a roof inspection take?
Typically forty-five minutes to an hour for a single-family home, longer for large, steep or complex roofs. Commercial and industrial assessments take longer and may include core sampling or infrared scanning where moisture mapping is needed.
Do I need to be home for the inspection?
Not for the roof itself, though it helps if we can access the attic. Either way we walk you through the findings afterward, in person or by phone with the photos in front of you.
Will you find damage even if there isn't any?
No. That is the entire point of photographing findings — every claim we make is attached to a picture of your roof. Plenty of inspections end with us telling a homeowner their roof has years left. That is a good outcome, not a wasted trip.
Can you provide a roof certification for my insurance company?
Yes. Georgia carriers increasingly require a roof condition report before renewing older policies. We can provide a documented condition report for that purpose.
